Buying a property in Greece?
Have the roof looked at before you sign.

The roof is the part of a building a buyer is least able to check, and the part where a mistake is most expensive to undo. We go up, and we write down what is there.

What the survey is

A site visit with instruments, and a written report.

Where access is safe and available, we go up: the roof, the roof space, the terraces, the gutters and outlets. We measure, photograph, and look for where water has been — which is not necessarily where the stain shows.

The report sets out what we found, the measurements, the photographs, what the roof needs, and — where the evidence allows it — an estimated range for what putting it right would cost. You receive it as a written document, and you do not need to be there yourself, as long as someone can let us in.

What it costs

The report is paid for. Credited in full if we do the work.

€350 for a standard report. €600 for a large or complex building, with a drone survey. Both plus VAT, paid before the survey. If you commission the work from us within six months, the fee is deducted from it in full.

Why the report comes before a quotation

Before you own the building, you need to know what you are buying.

A full specification for a roof takes us about two working days, and it is written for the owner who will commission the work. Before the purchase, what you need is different: what state the roof is in, and roughly what it will take. That is what the report gives you — and a figure you can take into the negotiation.

Once the building is yours, the detailed specification follows, with the survey already done.

What it is not

A specialist contractor's report — nothing more, and said plainly.

It does not replace a licensed engineer's structural study, a legal check of the property, or a review of its permits. Where what we find raises a structural question, we say so, and we say that it needs an engineer.

Already holding a quotation?

A second opinion, read against the roof.

If another contractor has already quoted, we will read the quotation and tell you what it includes, what it leaves out, and what it assumes. €180 plus VAT for the review of the document. If the building itself also needs to be seen, that is the survey above. We do not comment on the contractor — only on the paper.
